Can I still get a visa for €250,000 in Athens?

Yes, but only through the Commercial-to-Residential (C2R) conversion route. While standard homes in Athens now require an €800,000 investment, Law 5100/2024 allows the €250,000 threshold if you convert a shop or office into a home.

Is it true I cannot use the property for Airbnb?

Correct. For this specific €250k conversion route, short-term rentals (Airbnb, Booking.com) are strictly forbidden by law.

Does the conversion have to be finished before I apply?

Yes. This is the biggest trap in 2026. You cannot apply for the visa while the shop is still a 'construction site.' The 'Change of Use' must be officially completed and certified by an engineer first.

Is there a minimum size (sqm) for the property?

No. For the €250k conversion route, there is no minimum square meter requirement. (The 120sqm rule only applies to the €400k and €800k 'standard' routes).

Can I include my whole family?

Yes. One €250,000 investment covers: The Main Investor. The Spouse (or partner with a Greek cohabitation agreement). Children up to age 21 (can be extended to 24 if they are students). Both sets of parents (yours and your spouse’s).

Do I need to come to Greece at any step of this process?

You only need to visit Greece once. Once your application is submitted, you receive a 'Blue Paper' (temporary permit). You then have 6 months (24 weeks) to visit Greece for your biometric appointment. This gives you plenty of time to plan a single trip for the whole family.
